What a Flake Floor Is
Flake epoxy flooring is the finish you see on most coated garages in Fort Myers. It starts as an epoxy base coat. While the base is still wet, we broadcast colored vinyl chips across it, either a light scatter or a full layer that covers every inch. After it hardens, the extra chips are knocked loose and swept up, and a clear topcoat locks everything in. The finished flake epoxy floor has a speckled, granite-like look, a slightly textured surface, and a finish that hides dust far better than a solid color.
Why it suits life near the Gulf
Lee County garages and lanais collect a steady stream of sand, lawn clippings, leaves and tracked-in water. A solid gloss floor shows every footprint. A chip floor breaks up the surface visually so it looks clean longer. The texture also matters. The chips leave small ridges in the topcoat, which give shoes and bare feet more grip than a smooth floor. In a garage that leads to the pool, or a laundry room off the lanai, that is a practical benefit, not only a style choice.
Full coverage or a lighter scatter
A full broadcast floor is the most common choice. Chips cover the base completely, so the base color never shows and the floor is thicker and more even. With a partial broadcast, chips are sprinkled more sparsely across a colored base, giving an airier look and using a little less material. According to HomeAdvisor, the flakes run about $0.04 per square foot, which means the chips seldom move the price much. Labor, grinding, repairs and the topcoat are.
Picking a blend
Flake blends mix several colors and chip sizes. Larger chips give a bolder pattern; smaller chips look finer and tighter. Lighter blends with tan, gray and white stay cooler under foot and show less dust, which many Fort Myers homeowners prefer for a garage that opens to bright sun. Darker blends hide tire marks better but can look busy in a small room. At the estimate we set sample boards on your slab, so you judge the colors under the light in your own garage rather than on a phone.
The topcoat makes or breaks it
The chips are vinyl and the base is usually epoxy. Neither should sit exposed to strong daylight. Flake floors get a clear polyaspartic seal from us because HomeGuide grades polyaspartic excellent on UV and gives epoxy a poor-to-fair mark. On a garage that faces west or a lanai behind a screen, that choice is the difference between a floor that stays clear and one that turns amber. We can also adjust how much texture the topcoat leaves, from smoother for easy mopping to rougher for wet areas.
Prep still comes first
A chip floor is only as good as its bond to the slab. We diamond grind, fill cracks and test moisture first, the same as any other system. That matters here. Fort Myers gets the bulk of its rain from June through September, and in 2022 Hurricane Ian flooded many garages across the county with salt water. A slab that holds moisture or salt will push any coating off in time, flake or not. We find those problems at the estimate, before you pay for anything.
Where we install flake floors
Garages are the main use, but flake floors also work in laundry rooms, mudrooms, covered lanais, workshops, storage rooms, golf cart bays and small commercial spaces such as offices, gyms and salons. Flake Floor Options
These are the choices we walk through when quoting a chip floor.
Full broadcast
Chips cover the whole base coat for an even, thick, fully textured floor.
Partial broadcast
Chips sprinkled more sparsely so some of the colored base shows through, for an airier look.
Chip size
Larger chips for a bold pattern or smaller ones for a fine, tight look.
Color blends
Light, mid-tone or dark mixes, shown as samples in your own space.
Polyaspartic clear coat
A UV-stable clear topcoat that seals the chips and keeps the floor from yellowing.
Texture level
A smoother finish for easy cleaning or a rougher one for wet areas and ramps.

How a Chip Floor Goes Down
1. Choose a blend
We bring flake samples to the estimate and test the slab for moisture at the same visit.
2. Grind and repair
The concrete is diamond ground and cracks are filled so the base coat bonds evenly.
3. Base and broadcast
The base coat is rolled on, and chips are thrown into it before it sets.
4. Scrape and seal
Excess chips get scraped off and vacuumed up, and then we apply the clear topcoat.
5. Cure
We tell you when the floor is ready for feet, furniture and cars.

Why Choose Us for Flake Epoxy Flooring
Samples in your light
You pick a blend standing in the room, under the light it will actually get.
Clear coat suited to sun
Flake floors near daylight are sealed with polyaspartic, not plain epoxy.
Same prep as any system
Before any chip goes down, the slab is ground, cracks are repaired and moisture is tested.
Flake Epoxy Flooring Questions
Is a flake epoxy floor slippery?
Less than a smooth gloss floor. The chips leave texture in the topcoat, and we can add more grit for wet areas.
What is the difference between chip and flake flooring?
They are the same thing. Installers say chip, flake or vinyl flake interchangeably; each means the colored vinyl bits scattered into the base coat.
Does flake hide oil stains and dirt?
It hides dust, sand and small marks well. Oil and fuel still need wiping, but they sit on top of the sealed floor instead of soaking into the concrete.
Is a flake floor a good fit for a lanai or patio?
Yes, on covered areas especially, provided the top layer is UV stable and textured enough for wet feet. For full-sun pool decks we often suggest a cooler, lighter system.
