One Community, Three Kinds of Floors

Epoxy flooring in Iona can mean very different projects depending on the street. ACS data summarized by Point2Homes shows a real three-way split: 26.3% of homes are single-family detached, 21.8% are manufactured homes and about 49% are in multi-unit buildings. A private garage, a carport pad and a condo storage room each call for a different approach.

Water on three sides

Iona's elevation is about 7 feet, with the tidal Caloosahatchee River on its northern edge and water covering about 35% of the area. Salt air and humidity reach most slabs. For outdoor and semi-outdoor surfaces, we choose UV-stable, salt-resistant topcoats and add texture so wet surfaces stay safe to walk on.

A tornado and a hurricane

Weather here is not only about summer storms. An EF2 tornado struck the community on January 16, 2022, and Hurricane Ian followed that September. If your slab was patched after storm damage, we check that the repairs are sound and level with the rest of the floor before coating, since patch material can behave differently from the original concrete.

Seasonal and retired owners

Iona's median age stood at 67.6 in the 2020 census, and 36.6% of housing units were vacant at the time of the count, which in this area often reflects seasonal homes. For many owners, an easy-to-clean, slip-resistant floor is the goal. We can also plan the work for when you are out of town.

Slabs from the 1980s to 2000s

The median year built is 1994, with 29.2% of homes from the 1980s and 29.1% from the 2000s. Older carport pads may need old paint removed and spalled spots patched. Newer garage slabs usually need grinding to remove sealer. The quote shows which applies to your floor.

Iona Questions

Do you coat carports at Iona manufactured-home communities?

Yes. Carport slabs and sheds are concrete like any garage. Because they sit outside, they get a sun-stable finish with some texture for traction.

My slab was patched after the 2022 storms. Will the coating look uneven?

Patches can absorb coating differently. We grind patches level with the surrounding concrete and use a primer so the finished floor looks even. Flake systems also hide small differences well.

Does salt air affect how long a coating lasts?

Salt air is hard on bare concrete and metal. A sealed, non-porous coating resists it well, as long as you rinse off salt and sand from time to time. We choose topcoats rated for outdoor and coastal exposure.

Can my condo storage room be coated?

If it is a concrete slab and the association approves, yes. We can give your board a written scope and product data.
