When the Garage Doubles as a Boathouse

Epoxy flooring in Cape Coral gets judged by a different test than in most cities: what happens when a boat trailer rolls in wet. The city has more than 400 miles of canals, and plenty of homeowners keep a boat, kayaks, rods and coolers within a few steps of the water. Garages here take salt drips, bait spills and trailer tires on a regular basis, and the floor has to shrug that off.

Built for wet gear

A few choices make a real difference in a canal-side garage:

  • Full broadcast flake hides water spots and gives tires something to grip.
  • A polyaspartic topcoat holds up to salt residue and hoses clean.
  • Added texture near the door keeps a wet floor from getting slick under bare feet.
  • A chemical-resistant finish handles two-stroke oil, fuel and cleaning products.

We ask what lives in your garage before suggesting a system. A boat stored on a lift out back puts very different demands on the floor than one parked inside.

A young, owner-occupied housing stock

Cape Coral was laid out as a planned community starting in 1958, but most of what stands today is much newer. Point2Homes, working from ACS data, lists 2000 as the median construction year, with 33.6% of homes from 2000 to 2009. Detached single-family houses account for about 79.4% of units, and owners live in 77.2% of occupied homes. That means lots of two- and three-car garages on slabs that are now 15 to 25 years old, often with a factory sealer that needs to be ground off before a coating will bond.

Low ground, high humidity

The city sits about 10 feet above sea level and is laced with water. Slabs near canals can carry more moisture than you would guess from looking at them. We test every floor before quoting. A high reading means we switch to a primer built for damp slabs rather than hoping the coating holds.

After Ian

Hurricane Ian made landfall near Cape Coral on September 28, 2022, and many homes went through repairs afterward. If your garage took on water, residue from flooding and cleanup chemicals can sit in the pores of the concrete. We check for that and clean or grind it out, because a coating is only as good as the surface under it.

Lanais and pool decks

With so many single-family homes, back lanais and pool cages are common. Those surfaces sit in full sun, so we use light colors and UV-stable finishes, with a textured topcoat for wet feet.

Cape Coral by the Numbers

  • Canals everywhere. The city has over 400 miles of canals, which Wikipedia describes as more than any other city on earth.
  • Low elevation. Cape Coral sits about 10 feet above sea level, so slab moisture near the canals is worth testing before any coating.
  • Built mostly since 1980. The median year built is 2000, and 33.6% of homes date from 2000 to 2009 (ACS 2019-2023 via Point2Homes).
  • Single-family and owned. Detached single-family houses make up about 79.4% of housing units, and owners occupy 77.2% of the occupied homes (ACS via Point2Homes).

Cape Coral Questions

Will salt water from my boat trailer damage a coated garage floor?

A properly cured polyaspartic or epoxy system resists salt residue far better than bare concrete. Rinsing the floor after you pull the boat in is still a good habit, and flake texture helps hide water spots between cleanings.

My Cape Coral home was built around 2005. Does the garage need much prep?

Usually it needs a diamond grind to open the surface and remove any builder sealer, plus crack filling. Homes from that era are generally simpler to prep than much older slabs, but we confirm it with a moisture test and a look at the surface.

How slippery is a coated floor when it is wet?

A smooth, high-gloss finish can be slick. We add flake or a fine grit to the topcoat so it stays sure underfoot, which matters in a garage where wet gear comes in from the dock.

Can you coat the floor under my boat lift or dock?

We work on concrete slabs such as garages, lanais, pool decks and shop floors. Dock surfaces and seawalls are outside what we coat.
