Garage Floor Epoxy for Fort Myers Homes
Epoxy garage floors are the request we get more than any other in Fort Myers. A bare garage slab soaks up oil, sheds dust, stains under every tire and is hard to keep clean through a long wet season. A properly installed garage floor coating seals that concrete under a hard, washable surface. The key word is properly. The coating has to bond to clean, open concrete, and the slab underneath has to be dry enough to hold it. Our work on a garage floor starts with grinding and testing, and the coating comes last.
What a Fort Myers garage goes through
Average daily temperatures here stay near 83 F in August, per Wikipedia's climate figures, and a car that has just come off a sunny road brings hot tires onto the floor. Hot tires soften cheap coatings and can pull them up, a problem known as hot tire pickup. Then there is everything else people keep in a Lee County garage: boats on trailers, golf carts, kayaks, bikes, fishing gear, coolers, a second freezer and stacks of storm shutters. Trailer jacks and cart wheels put heavy point loads on the floor. Outboards and mowers drip fuel and oil. A built-up, multi-coat floor capped with a tough clear layer copes with all of that far better than a thin roll-on paint.
Why we grind instead of etch
Do-it-yourself kits and some installers rely on acid etching to rough up the slab. Etching does not remove sealers, paint or oil, and it leaves residue that must be rinsed perfectly. We use diamond grinding equipment with dust collection on every garage. Grinding cuts through builder sealer, old paint and stains, opens the pores of the concrete, and gives the first coat something real to grab. Edges and corners get hand tools so the bond is the same wall to wall.
Moisture and the newer slabs
Census survey data, as summarized by Point2Homes, gives 2001 as the median build year for Fort Myers homes, with almost half of housing built from 2000 to 2019. That means many garage slabs are sound and fairly flat, which is good news. It does not mean they are dry. Slabs on grade pull moisture up from the ground, and Fort Myers gets about two thirds of its rain from June through September. We test every garage during the estimate. A high reading gets reported to you right away, along with the choices, such as a moisture-tolerant primer, before you commit.
Garages that flooded
Hurricane Ian made landfall near Cape Coral and Fort Myers on September 28, 2022, and storm surge reached many garages across Lee County. Salt water leaves salts and fine silt in concrete. If they are sealed in, they can blister a coating from underneath months later. On a floor with a flood history, we clean and inspect for white salt bloom, grind deeper where the surface is weak, and retest moisture before we will quote a system. If you are still in the middle of storm repairs, make sure any permit work is settled first, since the coating should be one of the last steps.
Which garage system fits
Most garage floors we install use an epoxy base coat, a layer of colored flake and a polyaspartic clear topcoat. The epoxy builds thickness, the flake hides dust and adds grip, and the polyaspartic topcoat holds up to sun coming through the door. Since HomeGuide grades polyaspartic excellent for UV and gives epoxy only a poor-to-fair mark, we never leave bare epoxy where daylight hits it. For a garage used mostly as a workshop, a solid-color epoxy floor with a textured topcoat is another option. We will talk through what you park, store and do in the space before recommending one.
Cost and timing
HomeGuide's national ranges put a one-car garage at $1,200 to $3,900, a two-car at $1,600 to $5,800 and a three-car at $2,300 to $8,600 for epoxy. By that guide's timeline, epoxy may want up to a week before it is fully hard, against roughly 24 to 48 hours until a polyaspartic floor can carry heavy vehicles. Your schedule, the finish and the condition of the slab decide which way we go. Get a free estimate or call (239) 785-2180.
What a Garage Job Includes
Every garage floor quote lays out these steps, so each line of the price is clear.
Moisture testing
A test at the estimate to see how much vapor the slab is giving off before any system is chosen.
Diamond grinding
The whole floor and its edges diamond ground under dust collection, taking off sealer, paint, stains and soft top concrete.
Crack and joint repair
Cracks, spalls and broken control joint edges patched and leveled, keeping them from ghosting through the new finish.
Old coating removal
Peeling kit epoxy or garage floor paint ground off completely before the new system goes down.
Base, flake and topcoat
Epoxy base, then broadcast flake or a solid color, sealed under a clear polyaspartic layer that resists UV.
Stem walls and steps
We can extend the finish up the low curb at the garage walls and over the entry steps leading inside.
Anti-slip texture
Fine aggregate added to the topcoat for garages that see wet feet, rain blow-in or pool traffic.

Why Choose Us for Epoxy Garage Floors
Ground, never just etched
Diamond grinding gives the coating a clean bond surface on every garage we coat.
Flood history checked
We look for salt and silt from past storm water before we recommend a system.
UV-stable top layer
Where sun comes through the door, we finish with polyaspartic to keep the color from yellowing.
Epoxy Garage Floors Questions
Why did the garage floor epoxy kit I used peel?
Usually the prep. Kits rely on etching, which leaves sealer, oil and residue in place, and they go on thin. Hot tires then pull the coating up. We grind off the failed kit and start over on clean concrete.
Can I park my boat trailer on a coated garage floor?
Yes. Trailer tires and the tongue jack put a lot of load on small spots, so we use a thicker base and can suggest a pad under the jack. Fuel and oil that drip from outboards wipe off a sealed floor instead of soaking in.
What lifespan should I expect from an epoxy garage floor?
By HomeGuide's estimate, solid epoxy lasts 10 to 20 years, while thin water-based products last 3 to 5. Prep, thickness, sun exposure and the daily wear it sees make the difference.
Do I need to empty the garage?
Yes, the floor has to be clear for grinding and coating. We tell you in advance how long it needs to stay empty, which depends on the system.
Is a garage floor coating slippery?
A flake floor has natural texture. On solid colors we blend a non-slip grit into the topcoat, which is worth doing in a garage that sees rain or wet feet.
